Hydes are currently negotiating a sale of the pub to the tenant. We're told there are no plans to close the pub but it's another to keep an eye on.

More to this than apparent at first glance. A private individual bought the pub off Hydes over a year ago and proceeded to make building changes without permission, but then realised he needed change-of-use planning permission so duly applied to Flintshire together with retrospective planning permission for the alterations already carried out. CAMRA helped locals to co-ordinate objections to the planning application, and in their wisdom, Flintshire refused the application. The refusal notice does not state if the building alterations must be reversed. The owner has then given up and put the pub back on the market, and it is being sold by auction on 10th December. Interesting that the sellers' legal pack does not refer to the planning refusal, no doubt the owner is hoping that there will be a buyer who wants to convert the building into a dwelling and who is unaware that there would not be planning permission for this. Very naughty of the selling agents not to point this out. I might go to the auction and make sure this is known. The value of the building as a pub with no change-of-use permission would be much less than it would be as a potential development into housing.

Went to the auction. The lot was sold 30 mins before the auction, no idea who bought it or what was paid for it.
Interesting that in the legal pack, there is mention of the planning refusal for change of use, followed by a comment "fresh application pending"
This must be a lie as there is no trace of it on Flintshire CC Planning website and in any case, given the grounds for refusal of the original application, there can be no way that any subsequent application would succeed. Whoever has bought the pub will be pretty cross when he/she finds out they wont get permission to convert to a private dwelling... unless of course they intend to run it as a pub???
