I received a letter today formally telling me that a new application 17/05223/FUL has been received to demolish the Sutton and replace it with five 1-bed bungalows and fourteen 1-bed apartments for supported living (class C2). The closing date for comments is 23rd January 2018.

Could you please (re)submit your objections as soon as possible? The original objections do NOT carry forward to the new application.

The application contains no information as to who might be living in the new residences but the following gives clarification as to what class C2 means (which I haven't had time to study in detail).

Last time, many residents were concerned that the new accommodation would house "socially disadvantaged" people who might pose a potential threat to children waiting for school buses at the adjacent stop.

Hilldale have now submitted a marketing report which has clearly been commissioned from Parkinson Real Estate intended to prove that the Sutton is not viable as a pub.

It claims, among other things, that

"The growth of population is expected between the years 2015-2020 to increase by 1.6% within a 1 mile radius" - clearly Parkinson's are unaware of the huge new 2000-home estate being built on Ledsham Road. The Sutton is the nearest pub to much of that estate.

"Great Sutton is a relatively deprived area" - the pub is actually located in a private residential area some distance from former council properties on Sutton Way

"That the main competition comes from micro pubs" - there are none in Ellesmere Port.

Sad to say, despite hundreds of objections from local residents, our beloved council's planning committee has approved the application to demolish the Sutton pub and replace it with bungalows and flats for the disadvantaged.

Another Ellesmere Port pub bites the dust.
